If it is suspected the parking lot needs to be completely reconstructed and not just repaired or sealed, the evaluation may involve asphalt core testing to determine important factors such as pavement thickness, drainage conditions, the soil type underneath the pavement and the bond between layers. Once Eosso Brothers Paving has an accurate picture of your needs and the scope of the project, we will work together to develop a comprehensive strategic plan to extend and maximize the lifespan of your paving project.

Step 2: Budget Planning & Reserve Study

Next, we construct a budget for your project. In the case of condos, townhomes and retirement communities where people pay monthly maintenance dues to upkeep the community, we will help you review and revise your current reserve study to include an accurate pavement management budget.

Step 3: Preventative Maintenance Schedule

The key to a successful pavement management plan is in preventative maintenance.  Routine sealcoating and minor repair work will maximize the life of your paving project.  We will develop the best plan to fit your needs.

Step 4: Annual Site Inspection & Repairs

Annual site inspections help in preventative maintenance and in catching minor problems before they turn into major headaches.  We will inspect your property every year (early spring time is best), clean out your catch basins so water will drain properly (preventing sinkholes), fill any cracks that have formed and repair anything else that needs fixing.  Small cracks or stagnant water can lead to bigger problems, but when repaired promptly, you can ensure your pavement will have the longest lifespan possible.
